Your responsibilities

  • Planung, Vorbereitung und Durchführung von Ausschreibungen für Bauleistungen, Einzelgewerke, Generalunternehmer- und komplexe Sanierungs- sowie Investitionsvorhaben; Analyse und Bewertung von Angeboten nach Kosten, Qualität, Termin- und Risikogesichtspunkten zur qualifizierten Lieferanten- und Auftragnehmerauswahl
  • Erstellung, Verhandlung und Betreuung komplexer Bau-, Dienstleistungs-, Miet-, Pacht- und Rahmenverträge; Durchführung von Make-or-Buy-Analysen und Wirtschaftlichkeitsbetrachtungen auf Basis von Total-Cost-of-Ownership (TCO) sowie Entwicklung und Umsetzung von Verhandlungs- und Vergabestrategien (z.B. Auktionen, Bieterverfahren, strukturierte Konzepte)
  • Analyse von Bedarfen und Investitionsvorhaben, Abstimmung mittel- bis langfristiger Beschaffungsplanungen mit Bedarfsträgern und Projekten; Entwicklung, Betreuung und Weiterentwicklung des Lieferanten- und Auftragnehmerpools inkl. Suche, Präqualifizierung, Bewertung und Partnerschaftsentwicklung
  • Zentraler Vertragsansprechpartner für die Warengruppe Bau und Immobilien; Koordination mit Fachbereichen, Projektleitungen, Real-Estate-Management, Recht und Controlling; Vorbereitung und Leitung nationaler und internationaler Vertrags- und Preisverhandlungen sowie Leitung cross-funktionaler Verhandlungsteams; aktives Lieferantinnen und Vertragsrisikomanagement, Claim- und Nachtragsmanagement
  • Sicherstellung der Einhaltung interner Beschaffungsrichtlinien, Compliance- und regulatorischer Vorgaben; Entwicklung und kontinuierliche Weiterentwicklung der Warengruppen- und Beschaffungsstrategie; Anwendung aller relevanten Beschaffungshebel zur Optimierung von Kosten, Qualität, Risiken und Terminen; „OneFacetotheSupplier“-Steuerung aller Lieferanten-, Auftragnehmer-, Vermieter- und Dienstleisterbeziehungen bis zum Ende der Gewährleistungsphase sowie standortübergreifende Tätigkeit inkl. Reise- und Baustellenbereitschaft

Your profile

  • Abgeschlossene Hochschulausbildung in Betriebswirtschaftslehre, Wirtschaftsingenieurwesen, Bauingenieurwesen, Architektur, Immobilienwirtschaft, Facility Management oder vergleichbare Fachrichtung bzw. zweijährige Fachschulausbildung plus mindestens 3 - 5 Jahre Berufserfahrung im strategischen Einkauf, Bauprojekt- bzw. Immobilienmanagement oder in ähnlichen Funktionen sowie eine fachspezifische Weiterbildung
  • Mehrjährige Erfahrung im strategischen Einkauf von Bauleistungen oder immobilienbezogenen Dienstleistungen, fundierte Kenntnisse des Bauvertragsrechts (insbesondere VOB/B und BGB), Erfahrung in der Verhandlung von Miet-, Pacht-, Dienstleistungs- und Bauverträgen sowie im Nachtrags- und Claim-Management; sichere Anwendung von ERP-Systemen und gängigen MS-Office-Anwendungen
  • Fundierte Verhandlungskompetenz, ausgeprägtes kaufmännisches Verständnis, gute Kenntnisse im Vertragsrecht und in der Analyse sowie Verhandlung wesentlicher Vertragsbestandteile; sehr gute Deutsch- und sichere Englischkenntnisse in Wort und Schrift
  • Selbstständige, analytische und strukturierte Arbeitsweise, ausgeprägte Kommunikations- und Präsentationsfähigkeit, sicheres Auftreten gegenüber internen und externen Stakeholdern, hohe Team- und Kooperationsfähigkeit sowie ausgeprägte Konflikt-, Durchsetzungs- und Problemlösungskompetenz
  • Hohes Verantwortungsbewusstsein, Eigeninitiative, technische Affinität und Verständnis für Bau- und Immobilienprojekte, hohe Belastungs- und Organisationsfähigkeit sowie Reisebereitschaft
